01Company
What this company is
Central Property Services is a service-area business covering Madison and Fayette County: Richmond, Lexington, and the buildings in between. There is no walk-in address and no showroom, which is why none is published on this site. The work happens at your building.
It operates as a DBA under an established Kentucky LLC. Your credentialing process will see the parent entity on the tax and insurance paperwork, and it is better to read that here than to find it halfway through an application.
The company carries insurance, and coverage documentation goes out on request. Ask when you call, or use the vendor documents page and we will send the certificate worded the way your file needs it.
One vendor, one invoice, one person to call. You are not chasing four trades for four certificates and reconciling four bills against one work order.

Four lines of work

Interior repairs & build-out
Partition walls, drywall, doors and hardware, trim, finish carpentry and paint, in buildings that stay occupied while the work runs.

Emergency response
Storm damage, water coming in, an opening that will not close. We stop it getting worse and get the building secure. Securing and making safe only — not water extraction, drying or restoration.

Grounds, lot & exterior cleaning
Pressure washing, lot striping, debris clearing, snow and ice: the things a tenant notices on the walk from the car.

Building envelope
Gutters and downspouts, flashing, joint sealants, siding and brick patching, the parts that keep water out of the walls.
Where the gutter stops and the roof starts
Buyers ask this constantly, so here is the line in writing. Gutters, downspouts, flashing, sealants and wall transitions are ours.
Roof surfaces and roof systems are not. Those are handled by a separate company, and you will be pointed at it rather than quoted for work this company does not take. No page on this site sells a roof.
03Agreements
Standing maintenance agreements
A building that gets walked on a schedule stops producing surprises. A recurring maintenance agreement puts the four lines above on a calendar, per building, with the approval thresholds and the paperwork settled once instead of once per call.
- Cadence Monthly, quarterly or seasonal, set per building in the agreement. A retail lot and a medical suite need different calendars.
- The scheduled visit A walk-through of the interior common areas, the exterior and the envelope; a punch list of what was found; a photo set; and a written report you can forward the same day.
- Two thresholds, both yours The agreement sets a not-to-exceed figure for work done on the visit itself, and an approval limit above which an item becomes a separate work order. You set both numbers.
- How a work order flows from a visit An item above the threshold comes back as a written scope with exclusions and a price, referencing the visit report it came from, and waits for approval from the person the agreement names.
- Change orders A scope that moves goes back to you in writing and waits for a yes. Nothing is added by conversation on a scheduled visit or on a work order.
- Pricing By agreement, per building. What a visit costs and what the thresholds are live in the agreement, not on a website. Work orders are priced against their own scope.
What a standing agreement does not change
- The scope line. HVAC, electrical and plumbing stay with licensed trades, and roof surfaces and roof systems stay with a separate company, on a scheduled visit as on any other day.
- The authorization rule. The agreement names who approves work orders and to what limit; a visit report is a record, not an approval.
- The absence of a response clock. An agreement sets a visit calendar. Emergency response is a separate call and carries no published window.
What the vendor packet covers for a standing agreement, and what we need from you to write one, is on the approved vendor page.
04In writing
What we put in writing that nobody else does
Every competitor page measured in this market ends at “get a quote.” A facilities manager’s real questions come earlier than that, and three of them are answered here before you ask.
The scope, before you ask
Numbered steps in plain language, the exclusions list on the same page, and the change-order and payment terms alongside them. A scope with the awkward parts taken out is marketing, so ours ships with them attached.
Getting you to the right specialist, fast
Some calls need a licensed specialist moving immediately, even when it isn’t us on site. Knowing who that is in advance is worth more to you than a promise. Here is what triggers an immediate referral:
- Gas
- Standing water in an electrical room
- Sprinkler systems
- Elevator entrapment
- Fire-alarm panels
- Carbon monoxide
How you add us as a vendor
The documents your credentialing process asks for, listed before you have to chase them:
- Certificate of insurance
- Additional-insured endorsement
- W-9
- Licences and local registrations
- A signed copy of your vendor agreement
