Bathroom with a white double vanity, stone countertop, framed mirror and a glass shower enclosure

Bathrooms, refreshed

Bathroom remodeling in Lexington and Richmond, KY

Surfaces, tile, vanity and paint. The fixtures stay right where they are.

Read this before you call. It will save you a conversation.

Worth naming at the top of the page rather than at the end of a site visit: a tub-to-shower conversion is outside this page’s scope, because it moves the drain. That calls for a specialist in that specific conversion instead, not the cosmetic work below.

Everything above the rough-in, which is the part that changes how the room looks, is exactly what we do take.

01Scope

What we take

Everything above the rough-in. A bathroom can look completely different without a single pipe moving.

Vanity & tile

A vanity swapped out where one already sits. Wall and floor tile, including a full retile of a tub surround.

Fixtures & flooring

New flooring. Taps, showerheads, toilets and lights replaced in place.

Paint & trim

Paint, trim, casing and base. Mirrors, medicine cabinets, shelving and accessories.

Repairs

Drywall repair, and doors that stick.

If your bathroom is dated rather than badly laid out, this is usually the whole job.

02Walk-through

What happens on the walk-through

Bathrooms are small rooms with a lot of surfaces, and the price depends on those surfaces more than on the size of the room. One visit, and the scope gets written from it. What we measure and look at:

  • The tub surround and the shower walls: the tile area, the condition of what is behind it, and whether it is a retile or a repair.
  • The floor, what it sits on, and whether the toilet and vanity come out for the new floor to run under them. They go back in the same place.
  • The vanity footprint, so the new one fits the same wall and the same drain and supply lines.
  • The fixtures you want replaced: taps, showerhead, toilet, lights, mirror, accessories. Each one is replaced in place.
  • Walls and ceiling, for the paint and the drywall repair that old tile and old accessories leave behind.

Bring the tile, vanity and fixture choices you have made, or photos of what you like. Everything gets named in the written scope before ordering.

03Step by step

A refreshed bathroom, step by step

The shape of the written scope you approve. Generic on purpose: no dimensions and no price, because both come out of your room.

  1. Protect and contain The path through the house covered, the room closed off, and the water shut at the fixture stops before anything comes out.
  2. Remove The old vanity, tile, flooring, accessories and any fixture being replaced. Debris hauled off the property.
  3. Repair what is exposed Drywall and backer board patched or replaced where the old tile came off. Subfloor made sound where the new floor needs it. Anything beyond what the scope allowed for is a written change order before work continues.
  4. Tile Tub surround, shower walls and floor tile set, grouted and sealed, with the layout agreed before the first piece goes up.
  5. Flooring Tile or luxury vinyl plank, with a transition at the door.
  6. Vanity and fixtures The new vanity set on the same wall and connected to the same drain and supply lines. Taps, showerhead, toilet and lights replaced in place.
  7. Paint and trim Walls and ceiling painted. Casing and base installed, caulked, filled and painted.
  8. Accessories and closeout Mirror, medicine cabinet, shelving and hardware hung. The room cleaned, and a walk-through with you before the invoice.

What the scope leaves out

Every fixture goes back on the drain and the supply it already has. Outside the scope: relocating a drain, a supply line or a circuit, which stays with a licensed plumber or electrician instead. Also outside: converting a tub to a walk-in shower, adding a second sink, taking out a wall, window replacement, and heating and cooling.

That list is on the estimate itself, in writing, before you approve anything.

04Pricing

What changes the price

  • How much tile. A tub surround to the ceiling is a different job from a backsplash behind the vanity, and floor tile adds to it. Tile size and pattern change the labor as much as the tile changes the material cost.
  • What is behind the old tile. Backer board and drywall are hidden until the tile comes off. Repairs found there are a written change order, with a price, before the work continues.
  • The vanity. Stock or custom, and whether the top comes with it.
  • How many fixtures. Each tap, showerhead, toilet and light replaced in place is a line on the scope.
  • The floor. The product, and whether the toilet and vanity come out for it to run underneath.
  • Paint and trim. The room only, or the ceiling, door and trim too.

There is no rate card on this site. The number you get is for your bathroom, written against the scope above. How we price covers the rest.

05Change orders

Changes during the job

A different tile once the first row is up, a second towel bar, a door that should have been on the list: your changes are written up with a price and approved by you before they are done. The house’s changes, like a soft spot in the subfloor under the old flooring, are handled the same way.

The invoice matches the scope you approved plus the change orders you signed, and nothing else.
