01Who it’s for
Who this is for
Owners and managers of cabins and short-term rentals, campgrounds and outfitters, restaurants, shops and the other buildings that keep the Gorge running. Some of you live on the property. Many of you live in Lexington, Richmond, Louisville or out of state and manage it from a phone, which is why everything we do comes back to you in writing with photos.
We work as the general contractor: one written scope, one schedule, one invoice, whether the job is a leaking roof, a new deck, a bedroom added onto a cabin or a kitchen refreshed between bookings. The trades are listed in section 03, and home repairs and remodels for the cabin or house you own are part of it. If something you need is not on this page, call anyway; you will get a straight answer on whether it is ours.
Buildings in Powell, Wolfe, Estill, Lee and Menifee County. If yours sits just outside those lines, say so when you call and we will tell you plainly whether we can take it.
02The offer
Free winter-ready walkthrough
Before winter, we walk the building with you or your manager and look at the parts that fail when the weather turns: the roof, its flashing and the flat sections over porches and additions, gutters and downspouts, sealants at windows, doors and joints, siding and trim, decks, steps, walks and handrails, doors and locks, and the interior items a guest would notice or trip over. You get a written punch list, item by item, with what we would do about each one and what belongs to another trade.
It costs nothing and you owe nothing afterward. Use the list to book us, to brief another contractor, or to do the work yourself.
How to book it
Call or text (859) 310-1209. Tell us the property, the town, and who holds the keys. We set a date in writing and show up on it.
The roof is part of the walkthrough. Anything that needs a licensed trade, listed in section 04, is marked on the punch list so you can book the right person.
03Services
What we do out here
Every trade below runs under the same written scope, photo record and single invoice.
Roofing and roof repair
Shingle, metal, and TPO and PVC flat roofs over porches, additions and storefronts. Leak repair, flashing and valley work, storm damage, and full replacement when a repair will not hold. After a storm we cover the opening first and write the scope second.
Additions, remodels and cabin renovations
A bedroom or bunk room added on, a porch enclosed, a cabin brought back from neglect, kitchens and bathrooms refreshed inside the layout they have, flooring, trim and finish carpentry, basements finished out. Fixtures stay on the drain and the circuit they are on now.
Interior repairs and turnover fixes
Drywall, doors and hardware, trim, caulk and paint touch-ups, and fixtures swapped where they sit. Scheduled between bookings, with the turnover calendar written into the scope.
Decks, porches and exterior carpentry
Rotted boards and joists replaced, railings and stairs rebuilt to a safe height and spacing, posts reset, and new decks and porches built where the lot allows.
Siding, gutters, flashing and sealants
Siding and trim repair, gutters and downspouts, flashing at walls and chimneys, joint sealants, and masonry patches: the parts that keep water out of the walls.
Pressure washing, grounds and lot work
Pressure washing of decks, walks, siding and parking areas, leaf and debris clearing, brush cut back from the building, and gravel lots and drives graded and topped up.
Snow and ice
Paths, steps, decks and lots cleared and treated under a seasonal agreement settled before the first snow, so a guest arriving in January can get from the car to the door.
Emergency make-safe and board-up
A tree through the roof, a door that will not close, water coming in. We cover the roof, secure the opening, board up what is open and stop the damage spreading. Extraction, drying and mold are a restoration contractor’s work, and we say so on the call.
04Limits
Where this scope ends, and who picks it up
Stated limits
- Extraction, drying and mold after a flood. We secure the building and hand off.
- A drive time or a response window. None is published. You get a date in writing.
- A price for anything nobody has seen. A figure waits until someone has walked the building.
05How it runs
How a job runs, from the first text to the invoice
- The call or text Tell us the property, the town, who holds the keys and what is wrong. On the phone you learn whether the work is ours at all.
- The walkthrough Free before winter, as described above. You get the written punch list whether or not you book anything.
- The written scope Numbered steps in plain language, the exclusions on the same page, and a not-to-exceed figure, before any work starts. It is the document you approve and the document the invoice is checked against.
- The work and the photos Each item photographed as it is done and sent to whoever you name, wherever they live.
- One invoice It matches the approved scope. Anything found once a surface comes off is written up as a change order and approved by you before it is done.
What the written scope leaves out
Any item the walkthrough marked as someone else’s work. Those appear on the scope as exclusions so there is no argument later about what was and was not included.
